Landlord & Tenant
As part of our job as managing agents, we advise on what agreements you need with your tenants. Whether we are regularising occupations of your historic tenants, or we have just found you a new one, we take initiative to negotiate the terms, draw up agreements or co-ordinate with a solicitor to get the job done as quickly and cost effectively as possible.
We will also advise when we are not managing agents. Are your tenants behaving badly? Have a chat with us and we can provide solutions to manage your tenants, or act where necessary to provide a much-needed buffer between parties.
There are also plenty of occasions we advise tenants. Whether you are a tenant of a County Council Farm, Oxbridge College, or a property investor that owns a small portfolio, we can advise on your occupation as tenant regarding your rights and your rent.
Compensation, Telecoms & Utilities
Have you got a mobile phone mast? Do SSE want to renew some powerlines above your field? Do you need to apply for utilities (electricity/water) for your field, or are the Highways Agency building a dual carriageway through your back garden? If so, we're here to help from the very beginning. We will happily lock horns with the utility firms on your behalf and negotiate compensation, disturbance and rents and, the icing on the cake, 99% of the time the other side will be picking up our costs.
Film & Television
Being located so close to Pinewood, Langley, Shepperton, Bovingdon and Leavesden Studios gives us a rare insight into the film world and all its needs (or eccentricities). Whether you have been approached by a production company or location manager for location filming, or you are a production firm looking for prop storage, we can help. Our clients are predominantly farmers and landowners, so we have big barns for storage and temporary sets and houses, woodlands and fields for locations.
Rural
We know rural, and we especially know west London rural and although it doesn't necessarily look the same as the rest of the country, there is still plenty of land that needs managing, maintaining and developing.
